The 1,500-Acre Rice Farm with 90 Owners
In 2004, Landowner Solutions purchased ten acres of land from an individual with an undivided fractional interest in a 1,500-acre rice farm in Galveston County, Texas. The property was being managed by a bank in Nashville, Tennessee that wasn't experienced in this type of management and didn't want to be involved. The rice farm was divided among over 90 owners. From that first ten acres, Landowner Solutions, after many years, finally purchased all of the owners’ shares of the land. Now, we are able to properly manage the land.
The Church that Got Money for Unwanted Land
A church foundation in Indiana inherited a 25 percent interest in an 18,000-acre ranch in western Oklahoma. They wanted to sell their fractional interest in order to reinvest the money, but couldn't find a buyer. Landowner Solutions purchased their quarter of the land. The church foundation, which used to disclaim fractional interests because of their limited value and unlimited problems, can now accept gifts of fractional land because we gave them a way to convert those hard-to-sell gifts into cash.
The Grazing Land We Converted for Conservation
Over ten years ago, we began buying undivided fractional interests in 4,700 acres that were being used for hunting and grazing cattle. Once we purchased the land, we worked with a conservation group to protect it. Now, the Oklahoma Department of Wildlife Conservation owns the land as part of the Packsaddle Wildlife Management Area. This land provides a home to the Lesser Prairie Chicken and the rare Shinnery Oak. The land is still used for some grazing and is open for hunting.
